All Year In The Black
It's not good to get people's expectations even higher than what they already are although the past data looks good. The simple fact is that almost all investments in assets including stock and real estate have disturbing expectations, not so much as to the expected increases, but as the the wanton disregard of the risks in owning them. The good news is that unlike housing, the buyer isn't saddled with debt and can get out of their positions relatively fast if need be.
We will see how healthy the market really is when we get a downturn and see how many survive and are long term holders. Sadly, I have a feeling a lot will drop off.

I agree that there doesn't seem to be any near turn downturn, however, not because of #unemployment claims which have been manipulated so much that it's not a good long term indicator. Total percentages of the population employed remains poor and sadly young people are having a hard time getting into the workforce as well as many are underemployed. This has been the case for so long now, few seem to care besides those suffering.

There is seasonality in #oil. The biggest rise tends to be summer vacation season and the biggest drop is after that. I don't expect too much volatility short term. Asia's and SE Asia's growing demand for oil is interesting though.

I give Canada credit for trying to start to normalize rates. The abnormally low rates across the globe makes it hard for any one country to normalize themselves. That said, the one closest to normalization when the next downturn comes will be the best off. So there is a good reason to try.

Even after the central banks stop pumping the market will most likely not retreat for a while afterwards unless they actively contract their stimulus. And if there is fiscal stimulus that replaces it, it won't decline even then. In such a case, determining the change is messy.

Especially given the slow growth in salaries. The rent and housing inflation is all a function of the the asset price inflation the Federal Reserve has caused. And sadly, it is the main reason economic growth is driven to the ground. Who can spend money when the cost to live is rising faster than your salary.
