I’m David Jones, founder of RenuVest. In 1979 I bought my first 8 Unit Apartment Building. A Realtor contacted me about an elderly lady that had lost her husband unexpectedly, and knew nothing about managing an income producing property. A few months after his passing, she was desperate to sell off the nearly vacant building and was having trouble collecting the rents. She was happy that I came along and offered a fair price for her property. I fixed up the 8 Units and filled the vacancies! I had turned a bad situation for that Owner into a positive income property. That is called a win/win situation, and was my first experience with “Re-Positioning” a “distressed” property. Any kind of property can become “distressed” because owners get “distressed” with their situation. It could be from Lack of interest, Divorce, Loss of a job, Death of a spouse, Relocation, Economic hardship, Desire for Retiring into a worry free life, or a multitude of other personal goals or problems.
