Flagship Communities REIT (MHCUF) is an open-ended real estate investment trust. It is formed for the purpose of owning and operating a portfolio of income-producing manufactured housing communities and related assets.

The objective of the trust is to provide unitholders with predictable, sustainable, and growing cash distributions. The company owns, manages, and operates multifamily properties located in the United States.

Flagship Communities REIT. was founded in 2020 under the laws of the Province of Ontario, and is headquartered in Erlanger, KY.

Three key data points gauge Flagship or any dividend-paying firm.

The key three are:

(1) Price

(2) Dividends

(3) Returns

Those three keys also best tell whether any company has made, is making, and will make money.

MHCUF Price

Over the past year, Flagship's share price fell just about 11.5% from $15.81 to $13.98 as of Wednesday’s market close.

If Flagship shares trade in the range of $12.50 to $25.00 this next year, its recent $13.98 share price might rise to $14.55 by next year. Of course, Flagship’s price could also drop about the same $0.57 estimated amount or more.

My $0.57 upside is based on the average of annual MHCUF share price gains over the past two years.

MHCUF Dividend

Flagship Communities REIT has paid $0.0492 monthly variable dividends since December 2020. The most recent $0.0492 Monthly dividend was declared July 15th for shareholders of record July 31st and the dividend is payable August 15th. The forward-looking $0.59 annual dividend yields 4.22% at Wednesday’s closing price.

MHCUF Returns

To put it all together, a $1.16 estimated one-year gross gain per share shows up when adding Flagship’s  $0.59 annual dividend to the estimated price upside of $0.57.

A little over $1000 buys 72 shares at $13.98 per share.

A $10 broker fee (if charged), paid half at purchase and half at the sale, might take about $0.14 per share out of the $1.16 annual, gross gain to reveal a net gain of $1.02 X 72 shares = $73.44 for about a 7.3% estimated net gain on the year.

Furthermore, the $42.00 annual dividend income from $1K invested is just over 3 times Flagship’s $13.98 single share price. Based on these numbers, Flagship Communities REIT may be an ideal dividend dog.

You might choose to pounce on Flagship.  It is a 4-year-old monthly dividend-paying Quebec-based REIT with a 4-year track record paying monthly dividends.

The exact track of Flagship Communities REIT's future price and dividend will entirely be determined by market action.

Remember the true value of any stock is best realized through personal ownership of shares.
