EPR Properties (EPR) is a real estate investment trust that leases experiential properties in the United States and Canada.

The company invests in two property segments: Experiential, including theaters, family entertainment centers, ski resorts, and other attractions; and Education, including early childhood education centers and private school properties.

New investments are determined based on the value and opportunity of the respective industry, location quality, and credit quality of tenants. The majority of revenue comes from the Experiential sector.

EPR Properties. was founded in  1997 and is headquartered in Kansas City, MO.

Three key data points gauge EPR Properties or any dividend-paying firm.

The key three are:

(1) Price

(2) Dividends

(3) Returns

Those three keys also best tell whether any company has made, is making, and will make money.

EPR Price

Over the past year, EPR Properties' share price rose just about 1% from $43.12 to $43.52 as of Monday’s market close.

If EPR Properties shares trade in the range of $40.00 to $50.00 this next year, its recent $43.52 share price might rise to $46.50 by next year. Of course, EPR’s price could also drop about the same $2.98 estimated amount or more.

My $2.98 upside is based on the median of one-year target estimates from ten analysts tracking EPR for brokers.

EPR Dividend

EPR Properties has paid monthly variable dividends since January 1998. The most recent $0.285 Monthly dividend was declared July 15th for shareholders of record July 31st and the dividend is payable August 15th. The forward-looking $3.42 annual dividend yields 7.86% at Monday’s closing price.

EPR Returns

To put it all together, a $6.40 estimated one-year gross gain per share shows up by adding APLE’s  $3.42 annual dividend to the estimated price upside of $2.98.

A little over $1000 buys 23 shares at $43.52 per share.

A $10 broker fee (if charged), paid half at purchase and half at sale, might take about $0.43 per share out of the $6.40 annual, gross gain to reveal a net gain of $5.97 X 23 shares = $137.31 for about a 13.7% estimated net gain on the year.

Furthermore, the $78.60 annual dividend income from $1K invested is about 1.8 times greater than EPR’s $43.54 single share price. By these numbers, EPR may be an ideal dividend dog.

You might choose to pounce on EPR Properties.  It is a 17-year-old monthly dividend-paying Missouri-based REIT with a 16-year track record paying variable monthly dividends.

The exact track of EPR Properties future price and dividend will entirely be determined by market action.

Remember the true value of any stock is best realized through personal ownership of shares.
