LTC Properties Inc bears the ticker symbol LTC, and this is my first mention of LTC for this new Viking Portfolio however I have mentioned LTC for some of my previous dog of the week folios.

LTC Properties Inc is a healthcare facility real estate investment trust. The company operates one segment that works to invest in healthcare facilities through mortgage loans, property lease transactions, and other investments.

LTC generates all of its revenue in the United States. LTC is an active capital provider in the seniors housing and healthcare real estate industry. The company has been actively engaged with its operating partners to create a growing pipeline of projects. LTC considers merger and acquisition investment as a component of its operational growth strategy.

The company has paid monthly dividends since 2005 and is headquartered in Westlake Village, CA

Three key data points gauge LTC Properties Inc, or any dividend-paying firm:

(1) Price

(2) Dividends

(3) Returns

Those three basic keys best tell whether any company has made, is making, and will make money.

LTC Price

LTC Properties Inc's price per share was $37.65 at Thursday’s market close. In the past year, LTC's share price increased by $3.17, or about 9.2%.

If LTC stock trades in the range of $30.00 to $45.00 this next year, its recent $37.65 share price might reach $39.00 by next year. That upside estimate of $1.35 is about $0.21 below the average of one-year LTC gains over the past 20 years.

LTC Dividends

LTC Properties' most recent monthly dividend of $0.19 casts a forward annual yield of 6.06%.

LTC Returns

Adding the $2.28 annual estimated

LTC Properties' dividend to the one-year price upside estimate of $1.35 reveals a $3.63 potential gross gain estimate per share.

At Thursday’s $37.65 closing price, a little over $1000 would buy 27 shares.

A $10 broker fee (if charged), paid half at purchase and half at sale, might cost us about $0.37 per share.

Subtract that maybe $0.37 brokerage cost from my estimated $3.63 gross gain makes a net gain of $3.26 X 27 shares = $88.02 for an 8.8% net gain including the 6% annual dividend yield.

In the next year, our $1K investment in shares of LTC Properties Inc should generate $60.60 in cash dividends. Furthermore, a single share of LTC stock at Thursday’s $37.64 price is over 1.5 times less than the estimated annual dividend income from our $1000.00 investment.

So, by my dogcatcher ideal, this is a proper time to buy LTC Properties Inc shares, based on their dividends for 2023. The current dividend from $1K invested is 1.6 times higher than the LTC single share price. Consider yourself alerted.

Now is the time to consider LTC shares.

All of the estimates above are speculation based on the past history of investment in shares of LTC Properties Inc. Only time and money invested in this stock will determine its future market value.
