American Assets Trust Inc. (AAT) is a self-administered real estate investment trust founded in 2011 and is headquartered in San Diego, CA.

The company has over 55 years of experience in acquiring, improving, developing, and managing premier office, retail, and residential properties throughout the United States in some of the nation’s most dynamic, high-barrier-to-entry markets, primarily in Southern California, Northern California, Washington, Oregon, Texas, and Hawaii.

It was formed as a successor to American Assets properties accumulated since 1967

Three key data points gauge AAT or any dividend-paying entity, namely:

(1) Price

(2) Dividends

(3) Returns

Those keys also indicate if any company has made, is making, and will make money.

AAT Price

American Assets Trust's share price dropped 19.3% from $25.22 to $20.35 in the past year.

AAT Dividends

American Assets Trust has paid variable quarterly dividends since March 2011.

The current forward-looking annual dividend of $1.36 yields 6.68% per Friday’s $20.35 closing price.

AAT Returns

Putting it all together, a $2.30 estimated gross gain per share shows up when adding American Assets Trust's annual $1.36 dividend to an estimated $0.94 annual price gain averaged over five years.

That estimated one-year target gain, plus the dividend, composes the $2.30 gross gain.

A little over $1000 invested at the recent $20.35 share price would buy 49 shares which, multiply the $2.30 gross gain estimate up to $113.02

Furthermore, about 59% of that $113.00 gain comes from the $66.80 in annual dividends generated from a $1,000 investment.

Besides, the $66.80 annual dividend amounts to 3.28 times more than the recent $20.35 single-share price.

(A dividend dogcatcher rule is to only buy a stock that pays an annual dividend from $1000 invested that is greater than the cost of a single share.)

Therefore, you may choose to pounce on AAT and its 6.68% dividend yield along with its 14-year dividend record.

The exact track of AAT’s future share price and dividends will entirely be determined by market action and company finances.

Remember, the best way to track stock performance and dividend payments is through direct ownership of company shares.
