Daily Stock Pick: Iron Mountain

A portfolio of stocks I've been building since September 3, 2019, is named Volio. It will eventually hold 52 dividend dogs. Volio is the fifth portfolio I've built (at a one dividend dog per-week pace) since 2014. Five portfolios = V for Volio!

Today I'm reviewing the fourth of five real estate sector stocks striving to join my Volio folio. This could be my twenty-seventh pick for Volio!

That real estate sector includes twelve industries all related to real property ownership. Like: Real estate development;  Real estate diversified; Real Estate Services; and nine varieties of real estate investment trusts, or REITs.

My subject today is a mid-cap specialty real estate investment trust named, Iron Mountain Inc. Their trading ticker symbol is IRM. This is my first ever report about Iron Mountain Inc.

Iron Mountain Inc is a record management services provider. The firm is organized as a REIT.

Most of its revenue comes from its storage business, with the rest coming from value-added services. The firm primarily caters to enterprise clients in developed markets, like Boston where it started and is headquartered.

Its business segments include Global RIM Business; Global Data Center Business; and Corporate and Other Business.

Founded in 1951, IRM is the global leader for storage and information management services. Trusted by more than 225,000 organizations around the world, and with a real estate network of more than 90 million square feet across nearly 1,450 facilities in approximately 50 countries, Iron Mountain stores and protects billions of valued assets, including critical business information, highly sensitive data, and cultural and historical artifacts.

Providing solutions that include secure records storage, information management, digital transformation, secure destruction, as well as data centers, cloud services, and art storage and logistics, Iron Mountain helps customers lower cost and risk, comply with regulations, recover from disaster, and enable a more digital way of working.

I use three key data points to gauge dividend equities or funds like Iron Mountain Inc:

(1) Price

(2) Dividends

(3) Returns

Besides those three, several other keys will finally unlock an equity or fund in which to invest, or not.

Those three basic keys, however, best tell whether a company has made, is making, and will make money.

IRM Price

Iron Mountain's price per share closed at $32.42 yesterday. A year ago their price was $35.30. Thus, in the past year, their market price swooned $2.88 or a little over 8%

Assuming Iron Mountain's stock trades in the range of $30 to $36 this next year, its recent $32.42 price might rise by $1.58 to reach $34.00  by March 5, 2021, assuming upward price momentum continues.

IRM Dividends

Iron Mountain's latest declared quarterly dividend was $0.6185 payable April 6. That $0.675  Q dividend equates to an annual payout of $2.47 and yields 7.63% at yesterday's $32.42 share price.

IRM Gains?

Adding the $2.47 annual estimated dividend to my $1.58 estimate of Iron Mountain Inc price upside shows a $4.05 potential gross gain, per share, which will be reduced by any costs to trade those shares.

A little over $1,000.00 today invested in Iron Mountain Inc at its recent $32.42 price, would buy 31 shares of IRM.

A $10 broker fee paid half at purchase and half at sale could cost about $0.26 per share.

Subtract that $0.26 brokerage cost from the estimated $4.05 gross estimated gain per share results in a net gain of $3.79 X 31 shares = $117.49 or an 11.73% net gain on a $1,005.02 investment.

Therefore, Iron Mountain Inc, whose trading ticker symbol is IRM shows a possible 11.73% net gain including a 7.63% dividend yield. It could be more, it could be less.

The above speculation is based on past year performance. The actual results remain to be seen to learn if Iron Mountain Inc, is worth your time and money.
