Four Corners Property Trust Inc goes by the ticker symbol FCPT and hotel & motel real estate investment trust. This is my first ever report on Four Corners Property Trust Inc for this Vista folio or any of my previous collections.

Four Corners Property Trust Inc works in the real estate sector in the United States. Focused on investing, the company operates as a real estate investment trust.

Its revenues are primarily generated by leasing properties to Darden and other tenants in major markets of the country. It also generates revenues by operating the LongHorn San Antonio Business pursuant to franchise agreements with Darden.

Headquartered in Mill Valley, CA, FCPT engages in the acquisition and leasing of restaurant properties. The Company seeks to grow its portfolio by acquiring additional real estate to lease, on a net basis, for use in the restaurant and retail industries.

Three key data points gauge dividend equities or funds like IFour Corners Property Trust Inc:

(1) Price

(2) Dividends

(3) Returns

Those three basic keys best tell whether any company has made, is making, and will make money.

FCPT Price

Four Corners' price per share closed at $28.96 yesterday. One year ago its price was $21.38. Thus, price per share grew nearly 35.5% over the past year as it recovered from the Covid doldrums.

Should FCPT's stock trade in the range of $20 to  $35.00 this next year, its recent $28.96 price might rise by $3.04 to reach $32.00 by June 11, 2022. My estimate is $0.33 below the median of annual price estimates by seven analysts covering FCPT.

FCPT Dividends

Four Corners' most recent quarterly dividend payout of $0.3175 was paid on April 15th and equates to $1.27 annually which will yield 4.39% based on yesterday's $28.96 closing price. FCPT has paid quarterly dividends increasing annually since 2015 (6 years.)

FCPT Returns

Adding the $1.27 annual Four Corners Property Trust Inc forward-looking dividend to my $3.04 price upside estimate shows a $4.31 potential gross gain, per share, to be reduced by any costs to trade FCPT at yesterday's $28.96 price per share, we'd buy 35 shares.

A $10 broker fee (if charged) would be paid half at purchase and half at a sale and might cost us about $0.29 per share.

Subtract that maybe $0.29 brokerage cost from my estimated $4.31 gross gain per share results in a net gain of $4.02 X 35 shares = $140.70 for a 14.7% net gain on a $1,013.60 investment.

So it is that Four Corners Property Trust Inc shows a possible 14.7% net gain including a 4.39% forward estimated dividend yield.

Over the next year at this time, a $1000 investment in FCPT would generate $43.90 in cash dividends. And a single share bought at yesterday's closing price was $28.96! So, if FCPT is your kind of hotel & motel real estate investment trust, the Four Corners Property Trust Inc share price is $14.97 under the expected annual dividend income from $1,000 invested. This suggests that now is the very time to add Four Corners Property Trust Inc to your stock holdings. Be sure to do so before the price exceeds the dividend income from $1K invested.

All of the estimates above are speculation based on the past history of Four Corners Property Trust Inc. Only time and money invested in this stock will determine its true worth.
