Daily Stock Analysis: CareTrust REIT (CTRE)

CareTrust REIT Inc., known by the ticker symbol CTRE, is a mid cap HealthCare Real Estate Investment Trust in the health care business sector. This is my first report on CTRE for my Viital stock portfolio. I last reviewed CTRE nine months ago, March 19th when I selected it for my Vista (my sixth) stock portfolio over the past seven years.

CareTrust REIT Inc. is a self-administered, publicly-traded REIT engaged in the ownership, acquisition, development, and leasing of seniors housing and healthcare-related properties. 

The company operates as a REIT that invests in income-producing healthcare-related properties.

CareTrust owns a diversified portfolio across the country including 191 net-leased healthcare properties and three operated seniors housing properties in 24 states, 

CareTrust pursues opportunities across the nation to acquire properties that will be leased to a diverse group of local, regional, and national seniors housing operators, healthcare services providers, and other healthcare-related businesses.

It generates revenues primarily by leasing healthcare-related properties to healthcare operators in triple-net lease arrangements. 

Company headquarters are in San Clemente, CA and it has paid dividends since 2014

Three key data points gauge any dividend equity or fund such as CareTrust REIT Inc. (CTRE):

Those three basic keys best tell whether any company has made, is making, and will make money. 

CTRE Price

CareTrust's price per share was $20.73 as of Friday's market close. One year ago its price was $20.50. Thus, CTRE's share price grew 2.2% in the past year.

If CareTrust REIT's stock trades in the range of $18.00 to $28.00 this next year, its recent $20.73 share price could rise by $4.27 to reach $25.00 by December 6, 2022. My estimate is synchronized with the median of the estimates from nine analysts who cover CareTrust REIT for their brokerage firms.

CTRE Dividends

CareTrust's most recent quarterly dividend of  $0.265 was paid out on October 15th, 2021 to shareholders of record on September 29th. That dividend equates to $1.06 annually and yields 5.11% per yesterday's $20.73 closing price. 

CareTrust REIT Inc. has paid annual dividends increasing generally annually for the past seven years.

CTRE Returns

Adding the $1.06 annual estimated CTRE forward-looking dividend to my $4.27 price upside estimate shows a $5.33 potential gross gain, per share, to be reduced by any costs to trade CTRE shares.  

At yesterday's $20.73 price per share, a little under $1000 would buy 48 shares.

A $10 broker fee (if charged) would be paid half at purchase and half at sale and might cost us $0.21 per share.

Subtract that maybe $0.21brokerage cost from my estimated $5.33 gross gain per share results in a net gain of $5.12 X 48 shares = $245.76 for a 24.6% net gain on a $995.04  investment.

CareTrust REIT Inc. shows a possible 24.6% net gain including a 5.11% forward estimated dividend yield. 

Over the next year at this time, a $1000 investment in CareTrust REIT could generate $51.10 in cash dividends alone. Note that a single share of CTRE stock bought at yesterday's closing price was $20.73.! Thus, CareTrust REIT's share price is nearly two and one-half times below the dividend income from $1000.00 invested. Thus, according to my dogcatcher ideal, now may be a prime time to pick up CareTrust REIT shares. The estimated next-year dividend from $1k invested is over twice the single share price. Consider yourself alerted. It's a sign!
