Current Analysis: CareTrust REIT (CTRE)
CareTrust REIT Inc (CTRE) is a self-administered, publicly-traded REIT engaged in the ownership, acquisition, financing, development and leasing of skilled nursing, seniors housing and other healthcare-related properties.
The Company has one reportable segment consisting of investments in healthcare-related real estate assets. It generates revenues by leasing healthcare-related properties to healthcare operators in triple-net lease arrangements, under which the tenant is solely responsible for the costs related to the property (including property taxes, insurance, maintenance and repair costs and capital expenditures).
CareTrust REIT Inc was founded about 2015 and is headquartered in SanClemente CA.

CTRE Returns
To put it all together, add the estimated annual dividend of $1.12 to the estimated price upside of $4.09 to find a $5.21 gross gain.
At Friday’s $20.41 share price, a little over $1000 would buy 49 shares.
A $10 broker fee (if charged), paid half at purchase and half at sale, would cost us about $0.20 per share.
Subtracting that likely $0.20 brokerage cost from the $5.21 gross gain produces a net gain of $5.01 X 49 shares = $245.49 for a 24.5% estimated net gain.
Furthermore, the estimated $54.90 of annual dividend income from $1k invested is about 2.69 times greater than CTRE’s recent $20.41 single share price.
