
The U.S. rental vacancy rate reached 7.4% in Q2 2026, approaching its highest level of the past decade. Vacancy rates were the most elevated during the aftermath of the 2008 financial crisis, when they peaked at 11.1% in Q3 2009. While 7.4% is not yet alarming, it is an indicator worth watching. Lower property values and higher interest rates are putting pressure on landlords, who may be forced to lower rents or leave units vacant.
