Daily Stock Pick: National Health Investors

Today I'm reviewing the fifth of five healthcare sector stocks poised to join my Volio folio this week. This could be my thirty-seventh pick for Volio!

That healthcare sector includes ten industries all related to testing, diagnosing and treating what ails us. Healthcare industries are: biotechnology; diagnostics & research; drug manufacturers - major and - specialty & generic; healthcare plans; healthcare facilities; medical care; medical devices; medical distribution; medical supplies.

My subject today is a healthcare facility REIT - named, National Health Investors Inc. Its trading ticker symbol is NHI. This is my first report for National Health Investors for this portfolio.

National Health Investors Inc is a healthcare facility REIT. The company invests in various healthcare facilities, including independent living facilities, senior living campuses, and medical office buildings.

National generates all of its revenue in the United States mainly from rental income, mortgage and other fixed-rate investments rate in investments in real estate assets.

The company considers merger and acquisition investment to be a component of its operational growth strategy. National offers a variety of financing, including sale/leaseback, mezzanine, joint-venture, and construction financing.

Incorporated in 1991, National Health Investors, Inc. is headquartered in Murfreesboro, TN.

NHI's price per share closed at $47.49 yesterday. A year ago their price was $79.09. Market price decreased $31.60 or just under 40% in the past year.

Assuming NHI's stock trades in the range of $20 to $60 this next year, its recent $47.49 price might rise by $2.51 to reach $50.00 by May 15, 2021.

NHI Dividends

NHI's  most recent declared quarterly dividend was increased $0.052  to $1.102 paid May 8th. That $1.102 Q dividend equates to $4.41 annually and yields 9.28% at yesterday's $48.490 share price.

NHI Gains?

Adding the $4.41 annual estimated dividend to my $2.51 optimistic estimate of National Health Investor's price upside shows a $6.91 potential gross gain, per share, reduced by any costs to trade those shares.

A little under $1,000.00 invested today in National Health Investors Inc  shares at their $47.49 price, buys 21 shares of NHI stock.

A $10 broker fee paid half at purchase and half at sale could cost about $0.48 per share.

Subtract that $0.48  brokerage cost from my estimated $6.91 gross gain per share results in a net gain of $6.43 X 21 shares = $135.03 for a 13.5% net gain on a $997.29 investment.

National Health Investors Inc shows a possible 13.5% net gain including a 9.28% dividend yield. It could be more, it could be less.
