Current Report: Chartwell Retirement Residences May Grow 15% This Coming Year

No analysts cover the stock. However, the average of Chartwell’s past four year price progression from $7.56 to $14.40 shows an average annual gain of about $1.71, which I’ll use as a prediction for the coming year’s returns, which will include annual dividends, too.

Chartwell has paid variable Monthly dividends since January 2004. The most recent Monthly dividend of $0.0374 was paid September 15th, 2026 (to shareholders of record August 31st), yielding $0.4488 or 3.11% (per Friday’s closing market report)

Putting it all together, as of September 18th, a possible Chartwell Retirement Residences gross gain of $2.16 was projected. 

To get there, our $1.71 per share annual price gain was added to the $0.45 presumed forward-looking annual dividend to make that $2.16 gross gain. 

A little over $1000 invested in CWSRF at Friday’s $14.40 Closing share price would buy 69.44 shares, which multiply the hypothetical $2.16 gross gain to $150.00 for the coming year, or 15%.

My dividend dogcatcher rule is to only buy initial shares of a dividend stock that pay an annual dividend (from $1000 invested) that is greater than the cost of one share.

Chartwell Retirement Residences’ projected annual dividend from $1K invested is $31.10, and that annual dividend proves to be over 2 times more than its recent $14.40 single-share price.
