Iron Mountain Inc, goes by the ticker symbol IRM and is a mid-cap member of the real estate sector as a specialty real estate investment trust. This is my first ever report on Iron Mountain Inc for this Vista folio it has been mentioned for one of my previous collections.

Iron Mountain Inc is a record management services provider. The firm is organized as a REIT.

Most of its revenue comes from its storage business, with the rest coming from value-added services. The firm primarily caters to enterprise clients in developed markets. Its business segments include Global RIM Business; Global Data Center Business; and Corporate and Other Business.

Founded in 1951, is the global leader for storage and information management services. Trusted by more than 225,000 organizations around the world, and with a real estate network of more than 90 million square feet across approximately 1,450 facilities in approximately 50 countries.

The company is headquartered in Boston, MA

Three key data points gauge dividend equities or funds like Iron Mountian Inc:

(1) Price

(2) Dividends

(3) Returns

Those three basic keys best tell whether any company has made, is making, and will make money.

IRM Price

Iron Mountain's price per share closed at $47.03 yesterday. One year ago its price was $30.13. Thus, price per share grew over 56% year over year as it recovered from the Covid doldrums.

Should IRM's stock trade in the range of $24 to  $50.00 this next year, its recent $47.03 price might rise by $1.77 to reach $48.80 by June 10, 2022. My estimate corresponds with the average annual price increase over the past twenty-five years.

IRM Dividends

Iron Mountain Inc's most recent quarterly dividend payout of $0.6185 is payable July 6th and equates to $2.47 annually which will yield 5.26% based on yesterday's $47.03 closing price. IRM has paid quarterly dividends increasing annually since 2011 (10 years.)

IRM Returns

Adding the $2.47 annual Iron Mountain Inc forward-looking dividend to my $1.77 price upside estimate shows a $4.24 potential gross gain, per share, to be reduced by any costs to trade the shares.  Say we invest a little under  $1000 in IRM at yesterday's $47.03 price per share, we'd buy 21 shares.

A $10 broker fee (if charged) would be paid half at purchase and half at a sale and might cost us about $0.48 per share.

Subtract that maybe $0.48 brokerage cost from my estimated $4.24 gross gain per share results in a net gain of $3.76 X 21 shares = $78.96 for a 7.9% net gain on a $987.63 investment.

So it is that Iron Mountain Inc shows a possible 7.9% net gain including a 5.26% forward estimated dividend yield.

Over the next year at this time, a $1000 investment in IRM would generate $52.60 in cash dividends. And a single share bought at yesterday's closing price was $47.03! So, if IRM is your kind of specialized real estate investment trust, the Iron Mountain Inc share price is $5.57 under the expected annual dividend income from $1,000 invested. This suggests that now is the very time to add Iron Mountain Inc to your stock holdings. Be sure to do so before the price exceeds the dividend income from $1K invested.

All of the estimates above are speculation based on the past history of Iron Mountain Inc. Only time and money invested in this stock will determine its true worth.
