Healthcare Trust of America Inc has the ticker symbol HTA and is a member of the Healthcare sector as a facilities company. This is my first ever report on Healthcare Trust of America for my Vista Portfolio. I have reported on it for others.

Healthcare Trust of America, Inc. is the largest dedicated owner and operator of Medical Office Buildings in the United States, comprising approximately 25.1 million square feet, with $7.4 billion invested.

HTA provides real estate infrastructure for the integrated delivery of healthcare services in highly-desirable locations. Investments are targeted to build critical mass in 20 to 25 leading gateway markets that generally have leading university and medical institutions.

The strategic markets HTA invests in support strong, long-term demand for quality medical office space. HTA utilizes an integrated asset management platform consisting of on-site leasing, property management, engineering, and building services, and development capabilities to create a complete, state-of-the-art facility in each market.

Founded in 2006 and headquartered in Scottsdale, Arizona, HTA has developed a national brand with dedicated relationships at local levels.

Three key data points gauge dividend equities or funds like Healthcare Trust of America Inc:

(1) Price

(2) Dividends

(3) Returns

Those three basic keys best tell whether a company has made, is making, and will make money.

HTA Price

HTA's price per share closed at $28.50 yesterday. Last year its price was $22.89. Price per share has increased nearly 28% from the depths of the Covid market slump.

If Healthcare Trust of America Inc stock trades in the range of $20 to $35 this year, its recent $28.50 price might rise by $2.00 to reach $30.50 by March 18, 2022. My estimate is in line with the fifteen analysts tracking HTA.

HTA Dividends

Healthcare Trust of America Inc's most recently declared quarterly dividend was $0.32 payable on April 12th. Dividends are estimated to total $1.28 per share annually and yield 4.49% at yesterday's $28.50 closing price. It has paid annually increasing dividends for nine years.

HTA Returns

Adding the $1.28 annual HTA anticipated dividend to my $2.00 price upside shows a $3.28 potential gross gain, per share, to be reduced by any costs to trade the shares.

Put little under $1,000.00 today in Medical Properties Trust Inc at $28.50 per share and we'd buy 35 shares of HTA stock.

A $10 broker fee (if charged) would be paid half at purchase and half at a sale and might cost us about $0.29 per share.

Subtract that maybe $0.29 brokerage cost from my estimated $3.28 gross gain per share results in a net gain of $2.99 X 35 shares = $104.65 for a 10.47% net gain on a $997.50 investment.

Healthcare Trust of America Inc shows a possible 10.47% net gain including a 4.49% dividend yield.

Over the next year at this time, a $1000 investment could generate $44.90 in cash dividends. And a single share bought at yesterday's closing price was about $29! So, if HTA is your kind of healthcare facilities investment, HTA price is well below the annual dividend income from $1,000 invested. This augurs that now is the time to consider adding these shares to your portfolio.

All of the estimates above are speculation based on the past history of Healthcare Trust of America Inc. Only time and money invested in this stock will determine its worth.

The fact that this company is doing so well tells us that it is prospering because more Americans are spending money on health care. And those profits are adding to the medical costs. THAT is why it is doing well.
